Description Reader is a legal description reader for AutoCAD that does that work for you. You just got handed a legal description — maybe it’s clean, maybe it’s a mess of run-on sentences, abbreviated bearings, and arc data buried mid-paragraph. Either way, it needs to become geometry. Simply pick a metes-and-bounds legal description, and Description Reader parses the calls, resolves bearings and distances, computes curves, and then draws the parcel directly in AutoCAD model space.

Intelligent Text Parsing
First, Description Reader breaks raw legal description text into fragments, then identifies clause boundaries, and classifies each call — lines, curves, and non-traverse elements — using advanced pattern matching. As a result, it handles abbreviated and verbose formats, cardinal directions, and the variations you encounter across jurisdictions.
Complete Curve Resolution
Description Reader offers full support for curves that use radius, arc length, delta angle, chord bearing, chord distance, and tangent relationships. Because curves often arrive with partial data, Description Reader resolves the missing parameters the same way you would — using the geometric relationships between what’s given.
Real-Time Error Detection
As the parcel is built, Description Reader validates each call and flags problems: unresolved references, incomplete curve data, bearing/distance conflicts, and closure errors. Specifically, issues appear in the error panel with severity levels and detailed descriptions — so you catch problems early, not just a pass/fail at the end.
User Override System
Sometimes the legal description has a typo, or you simply know something the parser doesn’t. As a result, the override system permits correction of any parsed value — bearings, distances, curve parameters — while keeping the original source text intact. Description Reader then holds your corrections and recomputes the geometry on the fly.

AI-Assisted Parsing (Pro)
Some descriptions are too far gone for any pattern matcher — OCR garble, broken bearings, and clauses run together with no clean breaks. With a Pro license, you can switch on AI-assisted parsing for exactly these cases. The AI reads the raw text, reconstructs the calls, and repairs damaged bearings using evidence already present in the description — never inventing data that isn’t there. Critically, it hands the geometry engine the same clean result the local parser would: curve resolution, error detection, and the override system all work identically, so the drawn parcel meets the same standard no matter which path produced it.
AI parsing runs through a secure online relay and is metered in tokens — small chunks of text, roughly three-quarters of a word each. Pro includes 300,000 tokens per month, the counter resets each month, and your current usage shows right in the palette. Standard local parsing is unmetered — only the AI path uses tokens.

Installation Instructions
After your purchase or trial through Lemon Squeezy, you’ll receive a link to download the Description Reader installer. Run the installer — it places all program files in the correct location for you. Then start AutoCAD (or restart it if it’s already open), and Description Reader loads automatically.
